Sixty four visitor parkings originally marked in front of lift lobbies by the developer were made to be removed through deliberations to facilitate smooth and obstruction-free movement for residents. Further, when the developer rigidly remained allocating only 80 visitor parking slots, the matter was taken up vehemently through negotiations and detailed calculations, and we succeeded in convincing the developer to revise the number. This resulted in an increased allocation of 192 visitor parking slots. This is a significant win for the community. Visitor parkings are being marked now.
We played a pivotal role in registering the society under the TCS Act, 1964 handling paperwork, coordination, and communication with authorities and Brigade executives and ensured timely registration overcoming all hurdles.
We shouldered full responsibility in member enrollment and also preparation of the voter list for the upcoming Society election: ● ensured smooth opening of Bank Account; ● collected and accounted for subscription amount from 1056 members; ● verified details from sale deeds and coordinated closely with Brigade and flat owners for the information; ● issued receipts for subscription amount and Share Certificates to members; and ● managed all obstacles on our way in the process with firm commitment, including several times corrections insisted by the DCO. Completion of this major process has now enabled it to hold elections before expiry of Ad-hoc committee period, and this will facilitate a smooth Handover-Takeover (HOTO) from the developer.
Panel members have voluntarily created and have been actively managing verified key WhatsApp groups — Brigade Citadel Owners, Brigade Citadel Residents, and Brigade Citadel Updates — over the years with commitment and consistency. With over 1,060+ members today, these platforms have significantly contributed to community awareness, sharing of important updates, and facilitating mutual support. They have also enabled many residents to showcase their domain knowledge, gain recognition, and emerge as respected community voices.
Over the past 19 months, the members of the Panel have dedicated significant personal time and effort, working tirelessly—day and night—on society-related matters to make a strong beginning for the society.
We recognize that the first elected Managing Committee sets the tone and structure for all future society operations. Our team brings the experience, integrity, and dedication needed to lay that strong foundation and manage the society with professionalism and transparency for creating a peaceful and harmonious living environment for all residents.
Although the elected committee’s tenure is five years as per current regulations, we are committed to voluntarily step down after 2.5 years and provide an affidavit to that effect, paving the way for midterm leadership change adhering to democratic values.

Brigade has not provided individual water meters to flats, despite this being mentioned in the registered sale deed. The developer has claimed it was a typographical error not backed by the sale agreement. We consider this a serious issue of collective interest. We will raise this matter firmly during the Handover-Takeover (HOTO) process. If not resolved, we will place this issue before the GBM for a democratic decision on further course action. The decision of the GBM will be implemented.
We will promote women’s participation in decision-making within the community and ensure representation in key committees. Initiatives will be introduced to enhance the safety and well-being of women.
We will promote child-friendly initiatives within the community, including support for safe play zones, periodic health and wellness camps, and educational or creative workshops. We aim to create a nurturing environment for the physical, emotional, and intellectual growth of children in Citadel to shape them into future citizens.
For elderly residents, especially those living alone, we will introduce SOS alert systems and put in place regular welfare checks through volunteers or staff ensuring their safety and peace of mind.
For the benefit of residents who have moved into the community, we will arrange periodic camps in coordination with Banking/ government agencies to assist them in updating their Voter ID and Aadhaar details.
A higher standard of cleanliness will be maintained in common areas, lifts, and facilities. The booking process for clubhouse events will be transparent and fair, with regular maintenance and upgrades to the gym, swimming pool, and sports areas to enhance community amenities.
We understand that the mosquito problem has become a serious concern particularly in the rainy season affecting the health and comfort of residents. We are committed to tackling this issue through regular fogging, larvicide treatments, timely maintenance of drains and stagnant water spots, and strict monitoring of common areas. We will also coordinate with GHMC and relevant civic authorities to ensure long-term preventive measures. Ensuring a clean, hygienic, and mosquito-free environment will be one of our top priorities for safeguarding community well-being.
Residents are facing difficulty in using their mobile phones in the basement areas due to weak or no network signals. We commit to working closely with service providers to implement effective solutions such as installing signal boosters to ensure seamless mobile connectivity throughout all basement levels. Our goal is to keep you connected at all times, enhancing safety and convenience in every part of our community
We will ensure a clear breakdown of maintenance charges and expenses, conduct regular financial audits, and provide detailed reports to residents. Cost-effective vendor management and the elimination of unnecessary expenses will be prioritised, along with strategies to reduce the overall Common Area Maintenance (CAM) charges without compromising service quality. While Brigade has collected CAM at ₹3.50 sq ft, they are presenting a deficit CAM account and at the same time providing deficient services in many areas. We will maintain service standards while keeping a strict tab on expenditure below ₹3.50 sq ft. The CAM expenditure by Brigade will be scrutinised.
We will explore avenues to increase funds for the society’s corpus to ensure financial stability and for meeting major repairs or upgrades in the long-term. Prudent financial planning will be implemented with the approval of the community to ensure cost-efficient spending and maximise community benefits.
Housekeeping, security, and maintenance staff will be well-trained and efficiently supervised and managed. A robust tracking system will be implemented to monitor external trainers and vendors engaged by the builder, ensuring quality service delivery.
Strengthening CCTV surveillance and security patrolling will be a key focus, along with addressing rash driving and wrong-side driving within the community. Strict visitor and delivery personnel entry protocols will be implemented to enhance security and create a safer living environment.
We will ensure faster response times for lift breakdowns, improved service quality, and full functionality of the intercom system across all blocks. Maintenance teams will be held accountable for delivering timely and efficient solutions.
We will address un-authorised parking and visitor parking challenges while reviewing the feasibility of additional parking spaces. Entry and exit points will be optimised to improve traffic flow and ensure better mobility within the community. We will install clear and aesthetically designed signage boards across the community for proper navigation. Tracking visitor parking live availability will be introduced to guide the visitors.
We will implement a balanced and inclusive pet policy that respects the rights of pet-owning residents while also addressing the concerns of non-pet owners. The goal is to create a harmonious living environment where pet lovers and others can co-exist peacefully, with mutual respect and responsibility.
We will implement effective solutions to address stray dog concerns, ensuring the safety of residents while upholding animal welfare. This includes coordination with local authorities, regulating the entry of new stray dogs into the premises.
Garbage collection will be strengthened, and proper waste segregation will be enforced. Initiatives such as the Organic Waste Management system will be further developed to promote a cleaner and more sustainable community.
We are committed to transforming our surroundings through vibrant landscaping and lush greenery, creating a serene, refreshing environment that every resident can take pride in. We will ensure the upkeep of existing eco-friendly systems such as rainwater harvesting and maintain the installed EV charging stations for optimal use. Being a newly developed community, focus will be on proper maintenance of the plumbing and drainage systems to avoid issues.
Some garden benches are already in place, and there is growing interest from residents in spending time in outdoor open spaces. We will arrange additional benches at strategic locations throughout the community to support leisure, social interaction, and enhance the well-being of all age groups.
Currently, there is no designated space within the premises for performing last rites. A suitable location will be identified and proposed for approval in the GBM. A dedicated support committee will be formed to assist bereaved families with all necessary arrangements including freezer box, burial/cremation booking, Vaikunta rath/ transportation, etc.
The main road in front of our community is severely damaged, with broken surfaces, encroached and unusable footpaths, and frequent drainage overflows. This is posing risks to residents and commuters. We will actively engage with the GHMC Commissioner and concerned authorities including political leadership to ensure urgent repairs and long-term improvements for safe, accessible, and clean road infrastructure around Brigade Citadel. We already held a community meeting in our premises with Shri Mohammad Azaharuddin, Ex MP and likely candidate to contest for the Jubilee Hills bypoll and the Central Cabinet Minister Shri Kishen Reddy on this matter.
We will conduct regular meetings to encourage open discussions with residents and establish a structured grievance redressal system for effective problem resolution. Volunteer groups will be encouraged to participate in cultural, social, and recreational activities, developing a strong sense of community with a cosmopolitan outlook. We will also actively promote group and physical activities, such as sports and fitness programs, to encourage a healthy lifestyle for all residents, including children. We will create an independent body – Citadel Cultural Association (CCA) – to organize events, with a transparent reporting system to the Society.

We will establish a Conflict Resolution System to address interpersonal disputes and sensitive matters that may arise within the community, subject to the consent of the parties involved and upon such matters being formally brought to the attention of the committee. A dedicated Dispute Resolution Panel (DRP), comprising neutral and respected residents and committee members will be constituted to mediate conflicts in a fair, confidential, and non-confrontational manner. This system will operate under the principles of mutual respect, neutrality, and transparency, aiming to bring a culture of dialogue and understanding, and prevent community disharmony or escalation of issues.
We are committed to building strong and proactive relationships with local police; with govt officials such as GHMC, DCO, HMWSSB, Electricity dept; and service providers to improve security, infrastructure maintenance, and service quality, resulting in a safer and better-managed living environment for all residents.
